Making a decision to purchase a home is stressful enough, that’s why I have included this page in my website, The Buyers Guide! In this page you will find useful information regarding the purchase of your home BEFORE you start the process. I believe that if I can keep you INFORMED prior to your decision to buy Real Estate, you will feel much less stress, if you are able to process the information prior to the sale. You will have enough to think about during our escrow. Please review at your leisure.
Enclosed are links to the forms in my “Buyer’s Packet” which has useful information for you as you start the buying process. This packet of information will be mailed to you upon your request for purchasing real estate. Included are forms that are used during the typical Residential (Resale) Real Estate transaction and contact numbers you will need as you purchase a property and close escrow. My Buyers Packet contains useful information such as utility numbers, preferred inspectors, title companies, and lenders, disclosures, sample purchase contract, and employment contracts.

LOAN STATUS REPORT - The Loan Status Report or Loan Status Update form will be required by the purchase contract at some time. It is BEST to have this filled out and completed by your Lender prior to making an offer to purchase.
EMPLOYMENT AGREEMENTS - These important documents, Buyer Broker Agreement and Agency Disclosure will outline the responsibilities that I will have as your Buyer's Broker. This is an agreement between you and I.
ESTIMATED COST SHEET - This is where you will put your Estimated Cost Sheet once you identify your property. Your costs can vary depending on your lender. I will make sure you know your costs, ensuring you will make an informed decision.
SAMPLE PURCHASE CONTRACT - This has a Sample Purchase Contract for you to review. I want you to be informed of the purchase contract prior to you finding your home, please review. If you have any questions please let me know.
PREVIEWED PROPERTIES - This section will be for the properties, which you will be reviewing during the search for your investment. This will help you keep track of what you liked and disliked about properties.
DISCLOSURES - This section is for any disclosures regarding purchasing residential real estate and where to find information via the Internet.

IMPORTANT PHONE NUMBERS - This will contain information regarding the preferred vendors that I use, and information regarding numbers to utility companies in the area.
One of the best disclosures I endorse is called the “Buyer’s Advisory”. If you read nothing else, you should read through this link. It has great info regarding potential pitfalls and areas or situations to investigate, such as sex offender websites and scorpion infestation areas, when buying property here in Arizona. There are several websites included in the link that have even more information so that you can be most informed.
